Managing building envelope warranties through client handover

The handover of a building envelope is more than the delivery of keys, drawings and maintenance manuals. It is the point at which responsibility for cladding, roofing, glazing, membranes, flashings and associated interfaces begins to move from the construction team to the owner or facilities manager. If warranty information is incomplete or unclear, even a well-built facade can create uncertainty when a defect appears.

Transfer the information to the end client

The final handover should include a structured meeting with the developer, facilities manager, owners’ representative or building manager. The contractor should walk through the warranty schedule, demonstrate the document system and explain how defects or claims are reported. The meeting should cover urgent contacts as well as the normal process for non-critical maintenance issues.

A claim procedure should state what evidence is required, who receives the notification and how quickly the contractor or manufacturer will respond. Photographs, location references, weather observations and dates can help establish whether a problem is a construction defect, maintenance issue or isolated incident. The client should not have to identify the correct manufacturer by searching through hundreds of unrelated documents.
